REPLACEMENT DOUBLE GLAZING

Responsibility

Leaseholders and freeholders are responsible for the repair, maintenance and replacement of the glazing and balcony doors of their property. However, external painting is included in the service charge.

Replacing Window Frames and Doors

The profile, and colour, of the windows balcony doors must be exactly the same as those currently installed and thus, to all intents and purposes, look exactly the same from the outside.

The workmanship must obviously be done in good and workmanlike manner and the management company reserves the right to insist upon improvements if they are not happy with the standard of workmanship.

The works should be carried out during normal office hours and not cause annoyance or nuisance to any other residents and that the works are done to all current health and safety regulations.

Prior to installation, the Managing Agents will require a sample of the double glazing to ensure the colour is a reasonable match with that which is existing at London Yard.

UPVC Double Glazing

The fitting of brown UPVC double glazing will not release leaseholders from the requirement to pay the full share of the service charge, albeit that the windows may not need painting due to their UPVC nature.  A complete realignment of lease percentages would be a very costly exercise and not one which the management company wishes to undertake but we would not, nevertheless, wish to prohibit you from fitting UPVC windows.
