Frans Hals Owners Meet 

At the end of April more than half of the owners of Frans Hals Court properties met at the Pier Tavern, in Manchester Road, to hear Bob Gould, of consultant engineers Charles Scott & Partners, explain the problems with the flat roofs of the block.

The meeting was chaired by Paul Duffy, Deputy Chairman of the London Yard Management Company. Bob Gould said said that he had been originally asked to look at water damage in two flats in the block. On examination of the roof he found that he could lift the metal roof sheeting by hand and, therefore, that it was not now properly fixed. He also described problems with the flashing and damp proofing. His recommendation was that these problems must all be addressed and the metal roof areas replaced.

A design specification will now be carried out and a tender document will be sent to contractors able to undertake the work. The true cost of the repairs will not be known until tenders are received.


Touch Up Policy

In the past, the decoration of the communal corridors and doors has been done every five years.

This, of course, will continue. But, the new Board has agreed that, where a wall is scuffed or paint is chipped off doors, the area, usually near the ground floor entrance lobbies, should be routinely re-decorated and paint touched up within the five year period. 

First to be done was the entrance lobby of Frans Hals Court (above).

Replacement Windows

'Favoured Supplier' Sought

The original wooden window frames of estate properties are now over 17 years old and many are needing replacement. This is the responsibility of property owners but the Board are seeking a 'Favoured Supplier' who would give London Yard owners a good deal on new windows.

Lift Refurbishment Stalled 

A contract to refurbish the lifts was signed a year ago. Since that time the contractor failed to meet numerous deadlines. The contractor has now informed the management company that it is unable to do the work. A search is now on for a replacement company to undertake the work.
