Clampdown
on service charge non-payers
Following
representations from a number of leaseholders, the management company has
agreed to chase up service charge non-payers earlier than it has previously.
At
its January Board meeting it agreed that legal proceedings should start
immediately a second quarter service charge bill is sent out. This will mean
that slow or non-payers will incur addition legal and collection charges. It
will not include charges for major works that have not yet begun.
With
so much work being carried out on the estate, it is considered essential that
the estate's cash-flow position is adequate to allow work to progress.
Attending
and Voting at General Meetings
At
the same meeting, the Board also agreed to enforce paragraph 13 of the
company's Articles of Association which precludes owners who owe money to the
company, or are in dispute with the company, from attending and voting at
general meetings, in person or by proxy. This will apply at the forthcoming
Annual General Meeting.
